§ 16.48.010. Design standards, lots.

  • A.

    Layout. Lot lines shall be at right angles to straight street lines or radial to curved street lines. Lots with frontage on two parallel streets shall be avoided except where one street is an arterial feeder or highway with no direct access to the lot.

    B.

    Corner Lots. Corner lots shall be platted at least ten percent wider than the minimum lot width required with a minimum width increase of ten feet.

    C.

    Natural Features. In the subdivision of land, due regard shall be shown for all natural features which, if preserved, will add attractiveness and stability to the proposed development.

    D.

    Lots Along Thoroughfares. There shall be no direct vehicular access from residential lots to arterial streets or highways.

    E.

    Lot Remnants. Lot remnants which are below the minimum lot size must be added to adjacent or surrounding lots rather than be allowed to remain as an unusual outlot or parcel unless the owner can show plans for the future use of such remnant.

    F.

    Lots shall follow, rather than cross, city boundary lines whenever practicable.

    G.

    Subdivision lots in the city shall be in conformity with the area and width requirements of the city zoning ordinance. Area and width requirements of subdivision lots in the extraterritorial plat approval jurisdiction shall conform to any town zoning ordinances or extraterritorial zoning regulations which may be in effect and Administrative Code H65 of the State Division of Health.

    H.

    The depth and width of properties reserved or laid out for commercial or industrial purposes shall be adequate to provide for off-street service and parking required by the use contemplated and the area zoning restrictions for such use.

    I.

    Every lot shall front or abut for a minimum distance of forty (40) feet on a public street. Lots with access only to private drives or streets shall be permitted only with city council approval after recommendation from the plan commission. The width of all lots shall conform to the requirements of the zoning code, or other applicable ordinance, and in no case shall a lot be less than sixty (60) feet in width at the building setback line and measured along said setback line.

    J.

    The depth of lots shall be a minimum of one hundred (100) feet. Excessive depth in relation to width shall be avoided and a proportion of two-to-one (2:1) shall be considered a desirable ratio under normal conditions.

    K.

    Flag lots, as defined in Section 16.08.010, shall be prohibited within the city limits and discouraged within the extraterritorial jurisdiction.
