§ 17.08.271. O-1 Neighborhood office district.

  • O-1 neighborhood office district architectural and operational requirements:

    A.

    Maximum zoning district area shall be four acres;

    B.

    To ensure that neighborhood offices and businesses are clustered in nodes, there shall be a minimum of five hundred (500) feet between O-1 districts separated by another zoning district, or between lots zoned O-1 that are separated by lots zoned something other than O-1.

    C.

    For non-residential uses only, the following regulations shall also apply:

    1.

    Maximum building size shall not exceed five thousand (5,000) square feet (one-story); ten thousand (10,000) square feet (two-story).

    2.

    No parking in required setbacks for principal buildings.

    3.

    Residential architectural and landscaping requirements include: Foundation planting; residential roof materials such as shingles; minimum fifteen (15) percent window covering; and acceptable exterior materials, including wood, cement board, vinyl siding, brick, decorative block, stone, and other materials approved by the plan commission.

    4.

    Minimum landscape coverage shall be forty (40) percent.

    5.

    Operating hours: No earlier than seven a.m. or later than nine p.m., unless otherwise extended by a granting of a conditional use permit.

    6.

    Shall provide a neighborhood-oriented amenity, per plan commission direction (i.e., outdoor neighborhood gathering area, public art, etc.).
